An Electrical Installation Condition Report (EICR) is a comprehensive inspection of your property's electrical systems. It assesses the safety of fixed wiring, consumer units, sockets, light fittings, and earthing arrangements against current BS 7671 regulations.
For landlords, an EICR is a legal requirement under the Electrical Safety Standards in the Private Rented Sector Regulations 2020. You must have one conducted every 5 years and provide a copy to your tenants within 28 days of completion.
Homeowners aren't legally required to have an EICR, but it's strongly recommended every 10 years for owner-occupied properties, or every 5 years if you're buying or selling a home. Many mortgage lenders and insurers now request an up-to-date EICR.
During the inspection, your electrician will carry out visual checks and electrical tests including continuity of earthing, insulation resistance, polarity, and RCD functionality. The report will classify any issues using three codes: C1 (danger present), C2 (potentially dangerous), and C3 (improvement recommended).
C1 issues require immediate remedial work. C2 issues must be addressed within 28 days. C3 observations are advisory and don't make the installation unsatisfactory, but addressing them improves safety and future-proofs your electrics.
